Rental terms
1 The lessee is aware the agency is closed on Sunday
and public holidays. On weekdays, the office is open
from 8 to 12 am and from 2 to 6 pm. The office has
to be notified in advance of each arrival outside
of opening hours.
2 If the lessee doesn't pick up the keys of his accommodation,
the total amount of the rental contract is due and
compensation cannot be claimed, unless the lessor
finds a replacement. In that case, Sfr. 100.-- is
to be paid to cover the lessor's search fees for an
alternate lessee.
2.1 In case of cancellation for reasons not covered
by the insurance, the terms below are effective :
from the confirmation of the reservation to 8 weeks
before beginning of rental, 10 % of the rental price,
but not less than Fr. 100.-- is withheld and from 8 weeks to 3 weeks prior beginning of rental the deposit is due. For any concellation within 3 weeks before arrival, the total amount is due.
2.2 Forfeiture guarantee included in rental price allows concellation in case of circumstances bexond one's control: illness, severe accident – medical certificate to produce – death of the lessee or one of his relative (child, parent or parent in law), important damage to his property which would require his presence home. Illness or accident that occurred before the date of the rental lease agreement are not guaranteed. Any cancellation has to be notified to the agency in the 48 hours following its cause. Once the cancellation is accepted by the agency, it will reimburse the amount paid by the lessee under deduction of the insurance premium of 4 % of the rental price.
2.3 The amounts withheld previously, as noted in items
2.1 and 2.2 above may be discounted in a future rental
within 1 year from the cancellation.
3 Our residences are only rented as domestic premises
: the lessee can neither sublet nor give in his contract
without the lessor's approval. The accommodation cannot
be occupied by a higher number of people than specified
in the rental contract. The owner, or his representative,
reserves the right to refuse access to the premises
to any additional person.
4 Furniture and household appliances of the premises are under the lessee’s responsibility. He will us them with car in order to hand them back in perfect condition. During his stay, the lessee will clean snow from access to the premises, do the housekeeping, collect garbage in special bags on sale at the local supermarket and throw them away in the “molok” collecting point. He will, as well, do and tidy up the dishes, clean kitchen cupboards and fridge. Oven and cooker will be cleaned after each use. Furniture and decorative items have to be let at their place. Any swap of dishes or other items between premises is forbidden.
5 The lessee is responsible for any damage he may
cause to premises and which are not a direct result
of owner's or of one of his representative's actions,
of a building defect or lack of maintenance. The lessee
will take necessary steps to prevent any damage that
might consequently result due to non-observance of
the above mentioned steps. The lessee pays special
attention to frost which can seriously damage plumbing.
He is responsible for any potential damage that could
occur as a result of lack of precautions. The lessee
must inform the owner or his representative of any
repair to undertake. The lessee may be held responsible
for payment for works done without the owner's approval.
6 The owner is not responsible for irregularities
in water, gas, lighting supply, clearing the snow
from the roads, etc. and declines all liability and
responsibility for occurrences outside his control.
7 Included in the rental price are : VAT 3.6 %, final
cleaning control, taxes, laundering, electricity,
hot water, heating, cancellation insurance in case
of illness, accident, lessee's death or death of one
of his family members. Linen, potential damages, telephone
(Fr. 5.-- obligatory tax), cleaning fees exceeding
the amount mentioned in the price list are not included.
A deposit of Fr. 150.-- is required and paid back
within 30 days following the lessee's departure and
after deduction of fees mentioned above.
8 The owner has the right to visit or
have the premises visited at any time, even if the
lessee has not been previously notified.
9 The owner is responsible for house insurance. Insurance
coverage to personal belongings is the responsibility
of the lessee.
10 At the time of taking possession of the accommodation,
the lessee must notify the agency of any damage or
differences in the inventory.
11 Pets are not allowed in accommodation without being
duly authorized by the lessor. Additional expenses by animal : CHF 50.--.
12 The present contract represents acknowledgment
of debt see art. 82 LP for the rental price and all
amounts contained therein.
13 The agency reserves the right to replace accommodation
by another of the same category without any compensation,
at any time and for any reason not related to the
agency.
13.1 In case of a sale, no compensation can be claimed
to the agency or to the previous or actual owner.
The contract is called off by signature of the sale
agreement.
14 The lessee accepts the apartment or chalet fully
furnished as described in the front page. Without
any claim or notification within 24 Hours after taking
possession of the premises, the lessee is deemed to
have received them in good condition.
15 For any dispute due to the interpretation or enforcement
of this contract, the lessee understands that an eventual
litigation will take place in Switzerland.
